Among those on this month’s list: a championship horse groomer, the wife of a convenience store magnate and a family that took Amazon to court and won
Barnwood is all over the place on this month’s list of top home sales. There are floors made of barnwood, doors made of barnwood and multiple properties that come with barns … made of barnwood.
This month also boasts the highest-priced residential sale since October, a new neighbor for Gov. Bill Lee and an equestrian estate for a championship groomer. Also worth noting: Every one of the deals listed here was for at least $2 million. Without ado, here are May’s top 10 home sales in Nashville and the surrounding counties, ranked by sale price.
1. 610 Belle Meade Blvd., 37205
Buyer: Brian and Megan Fox
Sale price: $8,000,000
Seller: Ellen H. Martin
Seller’s and buyers’ agent: Steve Fridrich, Fridrich & Clark Realty
Coming in at an even $8 million, this 8,789-square-foot Belle Meade home is the priciest residential sale to appear in Headline Homes so far this year.
In May buyers Brian and Megan Fox settled a lawsuit against Amazon, after their $1 million home, and all their family’s belongings, were destroyed in a 2016 fire found to have been caused by a hoverboard and defective lithium-ion battery that was purchased from the website. The 6th Circuit Court of Appeals found that Amazon knew about potentially dangerous issues with the batteries, but failed to properly alert consumers. Their new property features a guest house, a four-car garage and gardens and landscaping full of rose bushes, hydrangeas and lush shrubbery that may as well have been cut by Edward Scissorhands himself.
2. 2050 Old Hillsboro Road, Franklin
Buyer: Next Chapter LLC
Sale price: $3,950,000
Seller: Jessica L. Mattioni
Seller’s agent: Nina Cooper, Benchmark Realty
Buyer’s agent: Martin Warren, Zeitlin Sothebys International Realty and Tim Thompson, Tim Thompson Premier Realtors
This sprawling property in Leiper’s Fork features two homes and a barn on 28 acres of property, so it makes sense that it was purchased by Next Chapter LLC, an equestrian barn owned and operated by championship rider and groomer Jennifer Alfano. The main house, a 6,788-square-foot “custom new American farmhouse,” features five bedrooms, four-and-a-half bathrooms and a kitchen stocked with every appliance a chef would need — including a gas range, a double oven and a grill.
Seller Jessica Mattioni, a general contractor and designer, designed the home herself.
3. 9241 Lehigh Drive (#70), Brentwood
Buyers: Kenneth and Florence Shannon
Sale price: $2,750,000
Seller: Schumacher Homes LLC
Seller’s agent: Mary Kocina, Fridrich & Clark
Buyer’s agent: Drew Shannon, Village
Designed by mansion maker Jack Herr, this just-built 8,911-square-foot behemoth features a circular staircase, elevator, covered patio with outdoor fireplace, finished daylight basement with wine room and wet bar and reclaimed oak barnwood floors throughout.
There’s also a clawfoot tub, black ceiling beams and iron chandeliers to give the six-bed, six-bath home a gothic cowboy vibe that’s all the rage with Instagram influencers.
4. 20 Rutledge St. #601, 37210
Buyer: N/A
Sale price: $2,600,000
Seller: Rutledge Development LLC
Seller’s agent: Mark Deutschmann, Village
Buyer’s agent: Pamela Elcan, Parks
When plans for the CityLights tower near downtown first came to light in 2015, we reported it was the “first condo building of 50 units or more in which every home is listed at a minimum of $400,000.” Unit #601 is one of the building's larger penthouses, with floor-to-ceiling windows, four bedrooms, a fireplace and access to a rooftop pool.
5. 529 Sneed Road W., 37221
Buyer: R. E. Shephard, Trustee
Sale price: $2,500,000
Seller: Susan Jewell
Seller’s agent: Janice Lovvorn and Jennie Garth Lovvorn, Fridrich & Clark
Buyer’s agent: Jar Barron, Highland Rim Properties
This 5,053-square-foot “unparalleled charming home” sits on more than 13 acres of fenced and gated property which also houses two horse barns and an art studio. But perhaps the most valuable feature is that it’s only a three minute drive from Loveless Cafe. You can probably smell the biscuits baking from the home’s 11x27-foot “Florida room.”
The Jewell family is well-known in Williamson County — Battle Ground Academy founded the Jewell Athletic and Wellness Center in 2012 — and seller Susan Jewell is married to John B. Jewell III, the man said to be the brains behind the Twice Daily convenience store chain.
6. 823 Windstone Blvd., Brentwood
Buyer: Matthew Laviolette
Sale price: $2,350,000
Seller: Tracy Berryman
Seller’s agent: Jennifer Smith Stadler, Fridrich & Clark
Buyer’s agent: Madonna Hamilton, Village
The star of this five-bedroom Brentwood home, which was built in 2014, is barnwood. The floors are made of reclaimed heart pine, large sliding barn doors accent multiple rooms (including the “darling bunk room”) and the 27x22-foot living room features built-in barnwood shelving and storage accenting the wood-burning fireplace. There’s even more in the kitchen, the office and at least one of the bathrooms. Hopefully buyer Matthew Laviolette — no obvious relation to former Predators head coach Peter — likes barnwood.
7. 7600 Buffalo Road, 37221
Buyer: Catherine Sullivan, Trustee
Sale price: $2,300,000
Seller: Phillip and Marsha Jones
Seller’s agent: Richard Courtney and Stephen Neal, Fridrich & Clark
Buyer’s agent: Lisa Leonard and Karol Faragalli, Zeitlin Sotheby’s International
We can’t know who bought this home that names Sullivan, a CPA, as the trustee, but let’s assume it’s someone very rich and very famous because this 10,000-square-feet gated home sits among 29 acres of West Nashville woods, making it an ideal hideaway for anyone wanting privacy. Plus, there’s a recording studio, a theater room, an exercise room, in-law quarters and a guest house.
8. 123 W. Tyne Drive, 37205
Buyer: Daniel Kris Wiatr, Trustee
Sale price: $2,222,893
Seller: Catalyst Properties LLC
Seller’s agent: Emily Gillett Rosen and Ruth Coppeans, Worth Properties
Buyer’s agent: Lana Pargh and Franklin Pargh, Compass RE
Newly built in the Highlands of Belle Meade, this five-bedroom/five-bathroom home was recently purchased in a trust under Daniel Kris Wiatr’s name. Wiatr, of course, is president of Wiatr & Associates, a financial and business management firm that has worked with Florida Georgia Line, Tyler Farr, Maren Morris, Lee Brice and Chris Stapleton, among others. So it’s not too far of a stretch to assume there’s some kind of country music superstar settling into this five-bedroom/five-bathroom home.
9. 2032 Sunset Hills Terrace, 37215
Buyer: George Spiva
Sale price: $2,200,000
Seller: John and Meredith Oates
Seller’s agent: Kim Anderson, Pilkerton Realtors
Buyer’s agent: Cissy Caldwell Akres, Fridrich & Clark
Local real estate investor George Spiva purchased this home formerly owned by John and Meredith Oates. John, the former chair of Vanderbilt’s Department of Medicine, passed away in August.
The contemporary three-story house was designed by architect Robert Anderson and it features a hot tub and salt water pool, a darkroom, an elevator that services all three levels and floor-to-ceiling windows overlooking the valley.
10. 931 Battery Lane, 37220
Buyer: Jon Cobbe Hume
Sale price: $2,185,000
Seller: N/A
Seller’s agent: Unknown
Buyer’s agent: Nina Lampley, Compass Tennessee
This new two-story, 6,900-footer comes with five bedrooms, five bathrooms, two fireplaces and it’s just a stone’s throw away from the Governor’s Mansion in Oak Hill. It appears Hume bought the property earlier this year before it came to market; the transaction was formerly recorded for comp purposes in May.
